Plazacorp Willowgrove Residential Real Estate Development Trust (“REDT”) provides an opportunity to invest alongside Plazacorp in the development and sale of 676 residential homes containing a mix of single family and townhouse units. Located in Markham and Stouffville, a part of the Greater Toronto Area, the Project is situated to the immediate north of the 407 Highway with convenient accessibility to downtown Toronto by car and the GO Transit system.
The Project provides for targeted exposure to the Canadian residential housing market, with favourable fundamentals to capitalize on strong demand given the current Canadian housing shortage.
The REDT is fully zoned.
There is significant alignment of interest with Plazacorp via a Promote Fee with payments only becoming payable upon achievement of the Minimum Return and does not include a catch-up component.

Who Manages the Fund?
The REDT will be managed by Plazacorp Willowgrove REDT Management Inc., a subsidiary of Plazacorp. The Manager will be primarily engaged in the management of the REDT and in the development and construction of the Project.
Who Promotes the Fund?
Plazacorp is considered to be the promoter of the REDT by reason of its initiative in organizing the business of the REDT and taking the steps necessary for the public distribution of the Units, as well as its ownership of the Manager and control of the Development Manager.
